TDX Corporation Announces Groundbreaking for New, Business Complex Replacing Vacant Spenard Armory Property

ANCHORAGE, AK-- Ron Philemonoff, CEO of TDX Corporation (St Paul Island), announced today the groundbreaking and dedication ceremony of an ultra-modern, aviation themed office complex and parking facility to be built at the corner of Spenard and International Airport Roads. The 5.6 acre property currently houses the former Alaska National Guard Armory, a well-known fixture in Anchorage since 1960’s.
What is distinctive about this new facility is its architectural design. The unique 19,500 square foot structure will not only feature an aviation theme, but will also have the appearance of a large, whimsical aircraft. When complete, the building will house TDX Corporate offices, the new Alaska MasterPark Valet offices, mixed office and meeting rooms, a sit-down dining Café, and provide convenient valet parking for 1,000 vehicles. Construction begins this summer with the completion of the valet parking facility scheduled to open November first 2013.
The groundbreaking ceremony culminates several years of planning. TDX originally came to Mayor Dan Sullivan in 2009 with a development concept for this rundown location that would enhance the Anchorage community and coincide with the redevelopment of Spenard. “Mayor Sullivan became our champion for this project,” Philemonoff commented. “We appreciate his enthusiasm and support through the numerous hearings, project reviews, and Assembly presentations.”
TDX has teamed up with Alaska MasterPark to manage training, marketing and sales for the property. Masterpark originally came together to launch the Coast Hotel which is today the Coast International Inn, now wholly owned by TDX. The Coast partners also teamed with TDX to build and co-own the Paramount Hotels in Seattle, Washington and Portland, Oregon.
Roger McCracken, speaking on behalf of the partners of MasterPark Seattle, commented MasterPark Airport Valet Parking has been serving SeaTac Airport travelers for over 15 years. “We began with a single parking location, and today we have grown to a total of five SeaTac locations, and over 6,000 parking spaces. Our goal is to offer our Alaska customers a similar premium valet parking and shuttle service.”
Philemonoff noted that this is a first step in a ten-year development of the adjacent properties including the Coast Inn, and land owned by TDX on Lake Hood. Over the next decade a new hotel, office complex and aviation history displays are envisioned.
The aviation theme of the new development will be developed through the ongoing teamwork between TDX and the Alaska Aviation Museum. Aviation Museum spokesperson Gail Phillips recalled that “our first collaboration was many years ago when we helped theme the Coast International Hotel with aviation memorabilia and photography. Going forward, plans are being developed to stage displays of two historic aircraft so important to Alaska aviation history: a Northern Air Cargo DC-6, and a Reeve Aleutian Airways DC-3.
Design of the aviation themed facility is being provided by Ivy & Co Architects of Anchorage. The project is financed through Northrim Bank, and McCracken & Associates will manage construction as the owners representative. Contractor selected for construction is F & W Construction, of Anchorage.
Philemonoff concluded his groundbreaking comments by emphasizing the long term commitment TDX has made to Anchorage. “We became an Alaska Native Corporation in 1973 and have operated from our headquarters in Anchorage for the past 30 years. We hope this development marks the beginning of a long term effort that enhances the Spenard community for our neighbors and visitors alike.
