Eklutna, Inc. preparing land for development as Anchorage economy continues to grow
Alaska is one of the fastest growing economies, according to figures released earlier this year by the Bureau of Economic Analysis (BEA). Their numbers show increases in both population and employment, and a decrease in unemployment rates. The Anchorage Economic Development Corporation, also forecasts that the Anchorage Economy will grow by 1,500 jobs in 2012. For Alaska’s biggest city, this means that more Residential, Industrial and Commercial land may be needed in the near future.
In the past, the community has looked towards Eklutna, Inc. to supply land for growth. Once again, this summer, Eklutna, Inc. has taken major steps towards the development of real estate to prepare for the growing Anchorage Economy. Eklutna, Inc. is preparing lands for Residential, Industrial and Commercial use in the Eagle River – Chugiak area.
Sand and Gravel also continue to play an important role in current and upcoming Eklutna projects. These projects would not be possible without the ability to both export and import material from Eklutna’s various Sand and Gravel import and export sites.
Powder Ridge is the premier residential development in Eagle River. Known for its incredible mountain views, lush green belts, hiking trails and convenient location for commuters, Powder Ridge consists of over 350 households. In 2006, Eklutna, Inc. completed Phases 5 and 6 of Powder Ridge. This brought an additional 97 lots to the residential market. Since 2011, Eklutna, Inc. has sold 37 of these lots, with only 3 remaining lots from Phases 5 and 6.
With the high demand for lots in Powder Ridge, the Eklutna, Inc. Board of Directors approved the development of Phases 7 and 4B, which will add an additional 55 lots to Powder Ridge. Eklutna Services, LLC, began development on Phases 7 and 4B in May.
Eklutna Services, LLC is the construction subsidiary of Eklutna, Inc. Eklutna Services, LLC’s resume includes doing work for Joint Base Elmendorf-Richardson, University of Alaska Anchorage, Chugach School District, Alaska Native Tribal Health Consortium and Cook Inlet Tribal Council, to name a few. Through its experience, Eklutna Services now has the opportunity to complete projects for its parent company, including both Powder Ridge and Eklutna Plaza.

Birchwood Industrial Park
Eklutna, Inc. and Granite Construction are in their final phase of clearing gravel out of the 155 acre Industrial Park. This site is a key site for future industrial development within the Municipality of Anchorage. Birchwood Industrial Park offers several key advantages, including access to the Railroad via Rail Spurs, and is one of three Foreign Trade Zones (FTZ) within the Municipality of Anchorage (the other two being Ted Steven’s International Airport and the Port of Anchorage). The FTZ designation provides benefits and added value for goods shipped to or from international markets.
The location of the Birchwood Industrial Park provides a significant advantage by being located on the rail line. It allows goods to be transported easily both North to Fairbanks and the North Slope, as well as South to the Port of Anchorage and Seward, where it can be loaded by barge and shipped anywhere around the world.
In April, Eklutna, Inc. began clearing and filling the 10 acre parcel that is strategically located between the Old and New Glenn Highway at the North Eagle River exit. Eklutna, Inc. is making land available for Commercial development that can be seen from the Glenn Highway by the 34,000 vehicles that pass through the North Eagle River corridor each day (AK DOT&PF, 2010).
Eklutna, Inc. is exploring the retail, commercial and Class A office building markets for this parcel. This site will also be the new future headquarters for Eklutna, Inc.
Eklutna, Inc. is the largest private landowner in the Municipality of Anchorage, owning over 90,000 acres. They are also soon to be the largest private landowner within the Matanuska-Susitna Borough.
