State Land Sale-Former Big Lake Fish HatcheryThe Division of Mining, Land and Water is offering a 9.20 acre parcel of state land and nine structures for sale at public outcry auction to the highest qualified bidder. The parcel is the site of the former Big Lake Fish Hatchery and is located on South Beaver Lake Road at the junction of Meadow Creek 0.7 mile north of Big Lake Road. It is within Section 16, Township 17 North, Range 3 West, Seward Meridian. The parcel is currently leased to Mat-Su Resource Conservation and Development, Inc. (Mat-Su RC&D). The land is owned by the State of Alaska and the structures are owned by Mat-Su RC&D. Alaska law requires that the parcel be offered at a public competitive sale. The parcel is School Trust land and must be sold at no less than appraised fair market value. The minimum bid is the appraised fair market value of the land and structures-$136,500 ($92,000 for the land and $44,500 for the structures). Mat-Su RC&D will be reimbursed the appraised value of the structures less the costs of sale as specified in the auction brochure. Any amount bid in excess of the minimum bid will be applied to the purchase price of the land not the structures. The state does not guarantee the condition of the parcel, any structures or any other improvements on the parcel. The state will conduct a site visit for prospective bidders on Thursday, May 20, 2010 at 2:00 PM. All interested bidders are strongly encouraged to attend.
The auction will be held at 10:00 AM on Tuesday, May 25, 2010 in Suite 240 of the Atwood Building, 550 West 7th Ave, Anchorage, AK 99501. Prospective bidders must register before the auction commences. Interested bidders should obtain an auction brochure at the Department’s Public Information Centers in Juneau, Fairbanks and Anchorage, at the State Division of Agriculture office in Palmer (1800 Glenn Highway, Suite 12) at the Division of Mining, Land, and Water, Land Sales and Contract Administration Section (550 West 7th Avenue, Suite 640, Anchorage, AK 99501-3576), or at the department’s website www.dnr.alaska.gov/mlw/landsale. The brochure contains a description of the site and structures, auction procedures and requirements, general bidder qualifications, fees, deposits and payments, and appeal procedures.
